Land in Olmsted County, MN
Olmsted County is where most of my land conversations start. Rochester is the county seat, and the land around it changes fast. There are farmland flats to the west near Byron, and rolling ground and wooded draws as you head east toward Eyota and the Whitewater valley.

Who handles zoning here
This catches people off guard. Olmsted County Planning administers zoning for only four townships: Eyota, Marion, Oronoco, and Quincy. The other townships run their own zoning. Before you assume what you can build, we find out which office actually has the say on that parcel.
Septic and well
Septic systems are handled by the Olmsted County Inspections team under the county's SSTS ordinance and state rules. If there's no system yet, a soils check and design come before anything else. If there's an existing system, we find out whether it's compliant before you close.

What I look at here
✓ Which township it's in, and whose zoning applies
✓ Road frontage, driveway access, and easements
✓ How close it is to Rochester growth, and what that means for future use
✓ Slope and orientation if you plan to build. South-facing ground matters for light, heat, and solar.
✓ Woods, water, and tillable acres
Land near Rochester gets interest from builders, hobby farmers, and hunters alike. That helps when you're selling, and it means you need to be ready when you're buying.
